How do you decide on the value of my house?

The value of your house is determined by comparing your property to similar homes sold recently in your area. Many people are familiar with real estate “comparables”- houses like yours in your neighborhood. However, we need to figure out what your house would sell for if it was repaired and updated to current standards. We then consider construction costs, our financing costs and many other details to offer you the best deal possible.

Do I need to make repairs?

No! When you sell your home to Promesso Properties, you do not need to fix anything. That’s part of the beauty of the process. We purchase your home as-is!

Are there any fees for selling to Promesso?

No! There are no fees or commissions when you sell your house to Promesso. That is another promise we make that separates us from the typical retail home sales process. We will make you an offer, knowing that we will be paying for repairs, commissions and fees. It saves you money and gets you your cash fast and hassle-free.

Do I have any obligation to sell to Promesso?

No! You have no obligation to accept our offer. We love working with people to find solutions that work for them and for us but you are under no obligation to accept our best offer.
Real estate is not an exact science. Some customers decide to sell to another party and then things go wrong and their house winds up back on the market. If that should happen to you, feel free to call us again months later if your situation changes.

What do you need to know to make an offer on my house?

We need very basic information such as the location and size of the house, how many bedrooms and bathrooms you have, the condition of your property and any mortgages or other money that you may currently owe on the property.

Do you buy condominiums and townhouses?

We buy all types of residential real estate including condos, townhouses and multi-family units, as well as “regular” single-family houses.

When do I have to move out of my house?

Together we will set a convenient date for the closing process when all the formal transactions take place. We take over ownership on that specific date so you can schedule your move any day before closing. Some customers need to leave as quickly as possible and others need more time to organize their move. We will work with you to find the best date.

Do I have to remove everything from the property?

You should plan to take what you need and dispose of the rest, if you can. If you need to leave items behind, we will arrange for their disposal, or for a charity donation.

When do I get paid?

In most cases, you will be paid at the closing. Promesso must gain clear title to the property and then you will receive your funds.
